Okay, what's wrong in that post? I didn't mean to break any rules, and after reviewing the Good Neighbor policy I still don't see any problem....It's very relevant for our local market here.

Well, I must admit, it was a bit difficult to read the numbers off of that chart, but the posted image is higher resolution than it appears, and I do have ways to get the machine to read the numbers...

So, I was interested in comparing the Realtor's numbers from the MLS to Zillow's numbers from the county records.  So here is the resulting chart:

The interesting thing is that the MLS was usually less than actual total sales, as there are sales that occur that don't go through the MLS... but for April 2012, May 2012, and July 2012, the MLS numbers were HIGHER than the sales transactions recorded at the county.  (Perhaps the July numbers are delayed due to the data provider company process...)

This can only mean one of two things....
1) The sales transactions are not being "recorded" at the county level, perhaps meaning the sales fell through, even though the Realtors marked them as "sold" in the MLS

OR
2) The local MLS is including transactions outside of the specified area, simply because a Realtor chose to list it there.  (The NAR has admitted that has been part of their problem in properly extrapolating number of units sold, since some sales are recorded in multiple MLS's)

By the way, that also means that as much as 20% of the units sold in a month never go through the MLS, thus if one hires a Realtor, they may be losing out on a lot of opportunities, because the agent is too narrowly focused.

ALSO sometimes in my area Realtors report sales that (a) dont really sell or (b) they report the expected COE and is delayed as you mention.

Ive noticed few non-Realtor transactions as compared to 'the good 'ol days' simply because commissions are less (since prices are low) and it doesnt pay NOT to use a Realtor, generally.

Apparently, in March 2011, there were a lot of sellers in the area that didn't have enough equity in the home to pay the agents, and there was plenty of buyer demand to sell it without needing 4 middlemen to drive up the selling expense.  And apparently these sellers had the time to do the selling, but apparently not any "spare cash".

The economy can do that to people sometimes.

It's all very confusing lately. The latest issue is people calling 'me' to complain about their sales history on Zillow.....
