With many professionals the ability to expand the normal traditions of networking is trending towards merging your unique Qualities with a expanded service.  Also I wouldn't leave out excellent customer service.

no insight, the basics still seem to work the best for most properties 1. Good Signage  2. One phone # that direct connects, so they don't have to "chase" you down 3. Play nice with the other agents

By no insight I meant that I have found the basics to still bring the best results, at least in our area.    Is networking with other agents considered insight?  point #3, to me that is just good business no matter what field you are in.

Properites that are not selling as we are told in RE101, goes back to price, condition/location, and accessability (are viewing times so restrictive no one can see it?)  One could follow the banks leads and price it 10% below the lowest property in the neighborhood, but most clients don't want to do that.

I have a 201 Step Marketing Plan that we implement immediately in our Top Producer contact manager. We customize it for each homeowner. One thing that makes life really easy and helps you get the word out fast is MLSMAILINGS.com, as soon as we enter a new listing into MLS a postcard is mailed. It's automatic. You pick how many neighbors it goes to. When it sells, a just sold goes out instantly. No thinking, no delay, no staff, it just gets done. We use Craigslist, Countless Internet Sites, IDX, our own website, RealEstateShows, Realtor.com ( If you can afford it Featured homes is awesome). Flyers, email, postcards, Militarybyowner.com. We use it all.

As for the previous posts.

I Market to Realtors first, because Realtors generally have buyers.

 

Podcast. Have the seller answer a few questions, 90 seconds, about the home and neighborhood. All of those special memories....and upgrades. No one describes a house better than a seller.

Custom website with tons of pictures of the home, neighborhood, Schools, shopping, town, and city. It really doesn`t take much, to add links.

Then you simply add the domain name to all the other ( Syndicate ) sites. Remember to have that domain name on the for sale sign, and your open house signs. Everything.

Make sure you put lots of photos into the MLS.  For those of us in the Wash DC MRIS system, you can put up to 20 photos in for free - use it.  As a sellers agent, I note that good pictures increase traffic levels dramatically and immediately.... if activity dies down, do new photos (season change, etc) to keep it fresh - you'd be amazed.   This advice is also for REO agents - guys, you're marketing a property just like the rest of us, and you owe your sellers the same diligence in marketing, even if they do not constantly check up on your performance.  Don't embarrass the rest of us who are professionals - stick to the same standards, please.

 

If you can afford it, definately do the upgrades through Realtor.com.  By the way - most consumers find the fancy virtual tours with the music "boring" they want the quick impression.  Seller's like it because it seems like you're spending money, but it does not help with buyers in today's market.
