Medical Collections affecting Underwritting

My husband has an illness that will follow him for many years to come. We are trying to get a mortgage for the first time (for both of us) and we are concerned that medical collections on our report are going to hinder our chances of getting the loan. Our scores are less than attractive, hovering between 600 and 630. We are attempting to get a USDA loan for our home purchase.

Should we attempt to combine these collections into 1 account to be reported on our credit? They're willing to write us a letter saying we are making payments as of now. Will this at all affect the underwritting process or are we just stuck? We've been able to pick up car loans, on 1 brand new vehicle earlier this year, but my husband has since had an operation and more medical is coming in.

How heavily will medical collections weigh on our potential loan in combination with not so great credit scores and little other credit history?

You can take a look at this link.  I would also talk to loan processor that is reviewing the loan about the underwriting guidelines.

I am so very sorry to hear about the medical issues you are having to deal with. Good for you and your husband to think towards the future.
I would suggest you talk with a local lender. I have several medical collections (unpaid) that didn't hurt me getting a loan and weren't required to be paid even.  However, my credit score is 642 which I have heard makes underwriter guidelines a bit easier ( we also got a USDA loan).

How has this been progressing?

Generally speaking, you might find lenders willing to accept 12 months proof of payments on collections as a "positive sign" and could make you approvable.  

Naturally, it isn't the only qualifying factor.  Either way, I am hoping your family is doing well and you are keeping the course.  

There are some great values and deals to be had throughout NC.
