Medina OH - Market status?

5 yrs ago, we purchased in Medina OH *north of the square*, where there are no new subdivisions and inventory doesn't go on the market often. We are considering selling. Although the home market appears to be rebounding some, we're not confident that it's the right time to sell yet. I'd like to hear thoughts -- not sales pitches -- from agents who know this home market well.  Thank you.

I know that this is a little late but if you are still considering there are some good trends that work in your favor.  We are near an 10 year low in inventory (for this time of year) and the buyer activity has been strong.  I have seen/participated in many sales this year that are very close to and sometimes a hair above the levels that were seen during the housing peak.  Part of me is very optimistic that the local market is being driven by low unemployment in the area and simple supply and demand.  I think the spring market will be very interesting.  If a lot of people that have been sitting on the fence on the selling side put their homes on the market there could be an enormous amount of sales activity in Medina.  There may be enough buyer demand to eat up a lot of inventory as I am seeing a lot of buyers who are frustrated that they can't find what they are looking for.  This has resulted in a lot of homes selling before the sign even gets into the ground.  There is a lot to consider, interest rates, hiring trends and even the stock market can cause some fluctuations because they create emotions in buyers and sellers.  Emotions lead to actions.
