Miami-Dade is just listing the new owners names and keeping the old inflated market and assessed prices to make it harder for people to fight their tax assessments. At least Some of the comparables you are showing are not what they actually sold for.
Won't this completely negate any effort Zillow will do to try to show true value of an area?

Hi Audra. I sent the email, but would like to add that I've been checking - or TRYING to check sales in my area and keep running into no sale price info on the County property search website. It is just left blank, sometimes with no sales date whatsoever. Boy, it didn't take the newly elected property appraiser long to muck it all up, huh? I suspect that this isn't just a random error. I've checked several houses listed. When I go to the County Clerks site and try to type in older plat book numbers of previous sales, they come up as "not valid numbers".
This will make it impossible for Zillow and homeowners to fight their assessments unless they hire someone to fight for them - at considerable expense, I'd bet. This is just an underhanded way for Dade County to keep the minions in line.

This is a very interesting topic.  I have read this in the Miami Herald, but it was in a letter to the Editor.  I'm wondering if this is true or just rumor.  It certainly seems it will affect Zillow and similar sites and possibly real appraisals.  Would love to hear from appraisers on this topic.
