Mid negotiation - seller's agent unreachable

Hello all - I posted a couple days ago and was hoping for some additional thoughts.  Its been 18 days since we submitted a counter offer on a 2 acre piece of property we are looking to buy.  Our agent is unable to get a hold of the seller's agent.  Won't return calls or texts at this point.  How long is an acceptable period of time to wait before contacting the seller's agent's managing broker?  Is this a negotiation tactic some agents actually use to get people to submit another offer?  The last communication our agent got from seller's agent was on New Years Day... very confusing text message claiming seller being in distress, then claiming he was having personal issues, then later that day that he had been out of town.   Shortly after that he told our agent the seller wanted to know if our offer was still on the table.  No response since then.

Ask your buyer agent to discuss this situation with his/her managing broker so the manager can contact the managing broker of the listing agent.

If this helps - List was $299k, on the market over a year.  We offered $230k, no seller assist, we pay all closing, all transfers, etc.  Seller countered one day later at $258k.  We countered on 12/20 at $258k with $8k to drill the well (bank won't let us close without it drilled, got bids for $4k) and we planned to use the extra $4k to offset some of the $12k in closing costs.

I am guessing there is more here than meets the eye or that is not being told. There are only 2 scenarios that I can think of that might apply here.

1. The agent is sick, dead, or in jail.

2. The offers that have been made were offensively low and the seller and his agent are ignoring you.

Your option now is to call the office and speak with the boss - the office broker about it.

Have your agent call the other agent's broker. I have bought , closed and resold homes in less time.  The other agent has not done his job and is not earning his commission.  There may be a valid reason such as a death in the family or something else major, but reason or no, communication is everything and with an RE deal time is Always a factor.

It sounds confusing. Has your agent spoken with his or her managing broker or called the managing broker of the other office to find out what may be happening?

If you still want the property, ask your agent these questions. His or her managing broker may be able to help in accessing information from the other side.
