I have a 130K, 7 year int only mortgage that is set to adjust in about 2.5 years. I am upside on it by about 10K. I don't qualify for the gov't program, any advice. Thanks.

Are you able to make payments above the I/O payment? If so, you can get qualified to refinance at 105% of the appraised value and get into a fixed rate.
