Thinking about buying a detached house as we have a dog. Is it possible as foreign citizen with no fonancial history in US to get mortgage having 50% own contribution?

The answer is yes.  The issue is finding a lender that can verify your credentials from your previous history, verification of employment, and is willing to fund the loan.

I've just closed escrow for outer Sunset Friday May 24th.  Loan was only 55% so transaction was pretty smooth.  Key is to find a lender that have international prescence.

Absolutely!

The only thing that you would have to deal with that a US citizen doesn't, is when it's time to sell the property, the state of CA requires that you surrender a small amount of your proceeds (known as tax witholdings) to cover any taxable gains. Any of those witholdings that are not needed to cover taxes are returned, eventually.

Otherwise, no restrictions that I'm aware of.
