My bankruptcy comes off my record in feb 2012. Will this affect me getting an fha loan

You should find a reputable lender in your area. Where I am at the local banks are much easier to deal with than the corporate behemoths. Good luck!

You indicated "off my record" - does this mean it has been 10 years since your bankruptcy? If so, then the BK won't even matter in your search for a home. After 7 years from discharge, you can answer "no" to the bankruptcy question on the loan application.

You're able to get approved for an FHA loan 2 yrs after your discharge date. You can't go conventional. Wells Fargo can do loans starting at credit scores of 580.

After the February date, run your own credit report with all three agencies (Experian, Equifax, TransUnion) to make sure it is off the reports.  If it is not, dispute it until they are of.  THEN talk with a lender.

www.annualcreditreport.com is free for consumers to get a report once a year.

MYFICO.com will actual give you your FICO score with your report.

Probably, but you need to speak with a few lenders. There is no cost to do that and my web site ahs some references who do fha.

What type of Bankruptcy and when was the filing/discharge date? If Chapter 7 you'll most likely need 2 years and on Chapter 13, if you are still in it you need 12 mos history and court approval.

yes, it will help. Talk to your lender though for your individual situation. You might have to clean up your credit report, so work with them if you are planning on purchasing a home. It might take a few months to get you ready.
There are some great mortgage lenders here on Zillow. Check out the Professionals tab up top or talk to your LOCAL lender.
