1. Do you have a down payment?
2. Whose name is the house going to be in?
3. Do either of you have a credit score?
4. How much can you afford for a house payment?
5. Have you considered taxes, insurance, utilities and food?
6. Does your "BF" have a job? If so, has he had it more than a year?
7. What will happen to the house if you break up?

In other words, wait until you are both working and have money to continue making the payments for a year if you both become unemployed. Save enough money until you can put 20% down and qualify for a conventional mortgage. Marriage might also be a good thing to consider also. If I sound like your dad, listen to your dad.

To qualify for a mortgage loan both you and your friend would need to provide proof of income. Along with credit score of at least 640 is required, as well as sufficient funds for down payment and closing costs.
