In North Carolina, where my Real Estate company is based, we have helped Home Buyers purchase 3 years and a day after their bankruptcy was discharged. The big caveat here is that these Buyers did everything 8*right* after the bankruptcy (caused by a serious illness in one case and a divorce in the other) - they re-established their credit and demonstrated to lenders that the difficulty they faced was short-term (not permanent) and was in the past.

You used to be able to get an FHA loan one day after a chapter 13 Bk. If you are in Texas please contact me through my profile here and I can refer you to a great and honest lender who knows FHA inside and out.
