Interesting that Agents are responding on Mortgage Advice and not one suggested that you contact a Zillow lender - Professionals above - in your area/state. That is real purpose of lenders responding and assisting with answers to mortgage questions on Zillow.
Now is best time to get pre approved, as rate could vary dramatically using your credit score/income if feasible to qualify for $175K  mortgage. Improving wife's score to 640 could also be a factor if her income is needed.
These and all other factors would be addressed in the pre approval process.

Congratulations on starting the process on solid ground! Getting pre-qualified is so important, it is always better to know if and how much you can afford BEFORE you become emotionally attached to a property instead of after! Experienced agents can guide you to reputable lenders who will help you determine what product is best for you, how much you can afford, and often times will tell you exactly what you need to do, in the event your not eligible to obtain a loan at this time. Let the lending experts do their thing, in this market the rules can change daily, sometimes twice a day, let me know if I can be of any assistance!

Many things are factored into a preapproval or commitment for a mortgage, most notably is your debt to income ratio, down payment,  job security, and credit score. Only a loan officer can answer that question for you. Contact me if you need help.

Thanks for the response. I did leave out some info. We both work, combine annual gross income of ~92k. Were looking for a mortgage in the 175k area. My credit has been steady for years now. Hers was poor, but has been cleaned up and is improving. Thanks again.

You didn't say whether your wife worked or not?  If she does work then your rate would be figured on your wife's credit score.  To better answer the particulars your would need a good mortgage lender needs to work with you.  If you contact me, I can put you in touch with a couple of reputable mortgage lenders who will assist you in getting you qualified to buy a home.  best, ginny gorman
