I agree - once you sign that quit claim deed you have absolutely no control over what happens with the property but if you are on the loan you are still liable - refi it and get off the loan if you are on it.

Perhaps you could provide a bit of background (click on post reply).

A quit claim deed gets one's name off the title, but does not remove your name from mortgage obligations if your name is also on the mortgage.
