Zillow relies mainly on numbers like the assessed value, taxable value, last sales price, price per square foot, sales trends etc. Houses that have a low assessed value, sold for a lower price than the average in the past or were bought just before the market dropped sharply can have lower Zestimates than other houses nearby that are similar. The Zestimate is not an appraisal so it works best to use recent sales on the site to try to get a range of value instead of relying on that one number.

My home is larger & has more options than many of neighbor's homes, why is my "zestimate" lower?
