My home is one of only 10 actually on the water in our area but that factor is not figured in the es

Most homes on the water are not put on the market, the demand is too great. Because of personal conditions I had to list.  I based on current lot sales, sq ft, amenities and location.  How can I convey this on Zillow to get a higher Zestimate?

Homes on 'water' or with custom views, etc, don't value well on Zillow....

Zillow is great for bread and butter homes in areas with plenty of data, not so much for yours.

Consult a local Realtor or appraiser for an accurate estimate of value ...

Zillow uses sales history and tax assessments in order to capture features such as water front, views etc that may add value.   They assume if it adds value now, it added value at the last sale.
