Maybe it's not! What do your tax records say? Have you spoken with a realtor or an appraiser about values in your neighborhood? The 3 biggest factors are Location, Size (lot size, too), and Condition (which could include your amenities). Appraisers make adjustments when determining values for loan purposes. The county appraiser doesn't go out and see the home. They work off sales data.

when looking at properties with Zestimates, it is very tempting to focus at the one with the highest Zestimate and ask why not mine. But, look at the big picture. In the block, there are a wide range of Zestimates. The one you point to seems to be a bit out of line, therefore, not the one to point to.
A Zestimate is a starting point for comparison of properties, not an appraisal, not necessarily the amount you'd if someone was to buy it today. Texas makes Zestimates harder because it is a non-disclosure state, and actual sales prices are hard to come by
