Don't worry, Zillow is not always 100% accurate. To get a true value of your property you should consult an appraiser or a local Real Estate Broker.

The only way to get a true value is to have an appraisal done. This will give the buyers, banks and anyone else interested in the house an actual value. An appraiser will view the house in it's entirety, zillow simply goes by numbers and what they can find out about the house through tax records and other public records.
I do understand where you are coming from, many people to look at zillow for comparables, but like the agent below said, zillow and any other "appraisal" site should be used as a guide not an actual value.

Thank you for your replies. Home improvements were indicated at least 6 months ago on zillow with 22 pics also including a gorgeous sunset view which the house across the street does not have. I still believe zillow has to have some valid instrument for determining value. Does anyone know how they come up with their zestimate? A discrepancy of $150k is very harmful in this economy! Unfortunately buyers and even banks do not seem to regard zestimates as only a guideline.

There is no answer to you questions. The Zestimate is only a guideline at best and is not a true indicator of value. To fine tune your Zestimate you can claim your property and makes changes to the features. This will help, but will not solve the problem.

I'm unsure but it is possible for an ower to log onto zillow and add improvemnet to the value of their homes by lisiting upgrades. ...Maybe they have done this??

Zillow isn't accurate to the single property level.
You need to review actualy sales comps in your area.
My own house changed $13,000 in 4 days on Zillow.
It's unfortunate, because so many consumers use Zillow to get what they believe are accurate evaluations - but Zillow just isn't accurate.
Don't get me wrong, I love Zillow. It has some features you can't find anywhere else, you just need help determining true value.

My house just decreased $10k per zillow, while one across street increased $18k. Please explain?
