Square footage is the least weighed indicator of value for most properties. Adding a bathroom, bedroom, or view (from 2nd story addition etc) would attribute at a higher ratio to your value estimate. Empty square feet, like a den or living room, carries the least cost to build, and has the least effect on buyers perception of value, therefore will result in the least value increase. If you added 700 sq.ft, and a room has a closet, it would be better labeled an additional bedroom (value wise). If you are planning on selling your home, and are trying to estimate the value increase, there are two great ways to do this accurately... One would be to hire an appraiser to do a cost approach method appraisal. The other would be to have me perform a "Maximum Value Home Sale Audit" [Promotion removed by Zillow moderator. Please see our Good Neighbor Policy for more information.] I am out of Newport Beach.

Your Zestimate won't  change immediately based on changes you make to the core facts. Changes made to property type, number of bedrooms and baths and the size of the home in square footage could have an impact on your Zestimate value if our algorithm determines that the change should measurably impact the estimate.
