My house value

I am the owner at 972 W 200 S, Springville UT 84663. My house zestimate value is 180,500 as of today. My house is almost 400 sq.ft bigger with a bigger land area than my neighbor who is also in the exact same community. Yet the smaller house has a value of 189,000.

This was brought to my attention by a prospective buyer. How can my house value be fixed. Its affecting my sales value right noow and it is on the market.

Zestimates are not accurate and many variables are at play.  To determine true value of a home you must get an actual appraisal.  A realtor CMA can also give an accurate estimation of fair market value, but it still is not an appraisal and a bank will not accept it as such.
