My husband has a credit score of 604, we currently leasing and would like to buy a home.

He is ex milatray so we can use VA. Is it possible to qualify for home loan? Also who can we talk with that can help start the process

Since February 2009

Several lenders still go down to 600 on VA.  Wells Fargo is an alternative, too.  You still have to have the credit tradelines, ratios, etc...  But minimum score requirements are 600.

bank of america.  They purchased countrywide, and the minimum score with that firm had been 600.  You can also go for the va loan that guarantee allowance enables you for zero down payment on a 160,000-250,000 dollar house if I recall correctly. Check with the lender for more information.

If your debt to income is low, and you are making payments on time.  Your credit score should improve.  Citibank offers a credit analyzer that allows you to enter the particulars of paying off debt, making payments on time, etc and how that will effect your credit score.

Thank you for your replies. We got our credit pulled a year ago and have no recent deliquent charges at all for a few years now but credit score has not gone higher. We were told debt to ratio was great just credit score did not qualify.

You need to talk to a professional and qualified lender.  Make sure you have a current credit report pulled.  You'll need to get your score a little higher to qualify for FHA but you are not too far off. If you have the desire to own a home, and it sounds like you do, then start the process through a lender.  Once you know your buying power, contact a real estate agent that can help you locate the right property and negotiate the best deal for you.Feel free to email me directly with any specific questions - samantharealty@comcast.netBest of luck!

Usually VA and FHA loans in this market are requiring a 620 middle credit score or higher. When did you have your credit pulled last?
