You will need to contact a commercial real estate salesperson in your area. They will be able to determine whether the property is zoned for commercial use and if not how feasible it would be to convert it to commercial use.

Not all real estate salespersons have experience in selling commercial real estate. Most real estate salespersons only have experience in residential real estate.

Here's the link to a list of brokers / agents in Princeton WV. I would just send them an email asking if they have a broker/ agent that is familiar with the property in question and whether they handle commercial real estate. There appears to be about five real estate companies in Princeton. (It's a 2 page list).

The local banks can also be helpful for referrals. Just ask if they have a commercial real estate department. There's a list of local banks on the list too.

 Your mothers house should be part of her estate that is governed by intestate or probate state laws.  The sell of the house should be part of the settlement of the estate.  The estate attorney and legal representative should be handling this issue.  It would require them to either hire an agent an have it listed or have it sold at public auction.  Depending on the time frames to settle an estate most generally chose an auction as you can dictate the time and place of sale.  If you list it or try and sell it yourself, it could take months if not more than a year in today's economy.  If the house passed in whole to someone, then you should chose an agent to list the home and get it on the MLS for exposure.
