Here is a link that will show you that in Alabama the Zestimates have about a 20% margin of error. The value provided from the appraisal is likely to be more accurate.

These Zestimates are just that...estimates. Your recent appraisals are more likely to be more accurate than the zestimate. Your zestimate wont be affected by your re-appraisal, however, a re-assessment by your local assessors office, may affect your Zestimate.

My latest re-appraisal and tax appraisal are both much lower than the Zillow estimate.
