My neighbor is concerned that my green renovation will negatively impact her home value.

In addition to renovating our 850 sq ft 1890 home, we are hoping to add two rooms, one of which is a one story room with a green roof that extends into our backyard.  From her yard, my neighbor will be able to see (I think)  the edge of the new roof, and from her second and third stories, she would be able to see the roof if she puts her head out of the window.  She will be a ble to see the roof from a small second story porch.   Currently, those views are of the side of the two story house two lots down,  and my yard.  She has asked that I make the extension two feet shorter and make the part of the roof nearest her be conventional, because she is worried that if her view of my yard is smaller, and her view of my roof means looking at the green roof,  the value of her house will be lower.  What do you think ?

i would build it to code, use the plans that you get approved by the city and not sacrifice interior space for your neighbor. do what you want with your roof.

personally i don't think it would hurt their property value, nor that it is really any of their business...

lowering the roof by 2 feet can hurt your property value and return a lot.

i dont see a green roof hurting anything. pick a good ground cover though.

Kudos for your desire to be holistically green! Green roofs are neither 'good' nor 'bad in and of themselves. I have seen some green roofs that were transparent attempts by builders to sell a slow moving property and which will end up doing more harm than good.

If the roof leaks and you have to throw out damaged insulation and drywall then it wasn't very green, was it? This is new technology and it is not widely accepted by the roofing industry. The green roofs that do perform well for a long time are complicated and expensive with many layers of base sheet, insulation, membrane, medium, etc.

Don't you have a back yard for planting? Sometimes, a roof should be a roof and a garden should be a garden. Do you really want to move a couple of tons of soil off of your roof in order to find and fix a leak? Whatever you do, make sure the green roof installer and all of the roofing technology is tried and true; tested over many years.

A new roof technology can not possibly have a valid guarantee that will last longer than it's technology has been in existence.  I inspected a home earlier this year that had a 'lifetime guarantee' roof shingle which was approximately 8 years old at the time of my inspection. It was literally crumbling apart. The problem with the lifetime guarantee was that the product had only been on the market for 15 years or so. How could it possibly carry a valid lifetime guarantee? No amount of accelerated weathering can predict real world performance.

Again, I applaud your basic drive to be a careful steward of our precious resources. But please take the time to do the appropriate research. Best of luck!

I think that the green roof is a great idea.  Perhaps your neighbor is concerned about how much maintenance the green roof will have.  Green roofs are not "mowed", thus they look untidy.  You may want to discuss with your neighbor your maintenance plans.  Ie seasona  wild flowers, or herbs or just good old grass on your green roof.

I would call the view of a green roof "borrowed landscape" which has far more value than viewing a standard roof.
There is no winning this kind of discussion. 
The fact is she has no idea of the values that someone holds who may want to buy her home.  There is as much chance of that person appreciating your work to reduce your carbon footprint as there is any other character.  The movement is on the rise, not neutral or declining.
In our State the Master Builders Association has a Built Green Certification program.  they have now certified over 70,000 projects in Washington State.  Their data will confirm that these projects sell for more $, in less time than standard projects.
