They want proof that the funds were pulled from an account.  A copy of the transfer and proof of deposit is not enough for a FHA loan Gift, a Conventional this would suffice though.

A copy of the wire transfer and receipt of funds, along with a gift letter, was the easiest solution for satisfing the underwriter's "gift conditon" with every investor I've worked with. .... Best wishes, Rudi

When it comes to FHA gift funds, the guidlines can't be varied.  What parents need to know is that their account information is protected by the Federal law-privacy act.  Their bank account info can not be shared with anyone and only used for the transaction. 
What you can do is black out the last 4 digits of the bank account number on the bank statement and the form gift letter.  That will work.

When it comes to FHA loans and source of gift funds, the guidelines can't be varied.  What parents need to know is that there are Fed laws prohibiting lenders from sharing any confidential information-privacy act.
What you can do is black out the last 4 digits of the bank account number on the bank statement and the gift letter.  That will work.  There has to be a paper trail.  Good luck

If it is a conventional loan then you should just need to show the money go into your account.  Sourcing those funds is not necessary.   A gift letter is filled out but the account info is not necessary.  Now for an FHA loan you will need to source those funds.  Copy of the cancelled check should suffice so that your parents do not have to worry about someone seeing all there account activity.  The only other option with a FHA loan is to have the money deposited into your account 60 days in advance.

The cancelled check will prove the availability and transfer of funds.  They do not need their account info, if you get this.  However, it is true that some lenders may condition for parent's bank statement, but not all will.

If your underwriter conditions for their statement, the LO can try to get the condition waived unless it is in the lender's guidelines....I would not expect an exception. 

Also, if they gift the money prior to application, then all you would need is the gift letter for FHA 203b loans....but as noted, some lenders may ask for conditions that FHA doesn't necessarily require.

Why don't they want to show statements anyways?  There really is no harm in sharing this info with the lender.

All funds have to be sourced and seasoned for 60 days or more.  If you have a house picked out now, you could have a problem if they are not about to give up the information required by the lender.  If they give you the funds and you season it in your name you may be able to use it as long as this is not a loan.

I love the parents that want to "help", but don't want to "help". I can't see how a Bank Check, showing up at closing, solves the guideline issues. Smart Builder gives cash to Daddy, and Daddy gives Bank Check to Sonny. There's no Mrs. Dash on the money. Seasoning makes it chewable for UW, not simply that it was in a eligible gifters bank.

AA-you are correct.

A lender can obtain a copy of the canceled check or other satisfactory withdrawal document that shows the gift leaving the donor's account and then being deposited into the borrower's account.  If the gift is being received at the closing, a certified check from the donor and a copy of the withdrawal receipt from the donor's bank account is required.

The only problem is most lender add their own requirement of a full bank statement from the donor.

PS the gift check needs to come from the same account shown by the parents...i.e. if they show $10,000 in PNC, the check should come from that account...not somewhere else.

Three parts to documenting the gift:
a) copy of parents bank statement showing available funds
b) gigned gift letter shows intent to provide the monies
c) proof of transfer into borrower account

While some lenders (u/w) may accept the gift "at closing" they'd still need proof the funds were available along with the gift letter in order to issue the commitment

I have to double check but I thought you could simply have your parents gift you the money in the form of a bank check at closing.  The bank check itself being the source of funds.

I have to go into all regs to double check but I think that would be OK..Anyone have allregs handy?

Lenders need to know that the source of funds is legit. If a large deposit is suddenly made into your account, the lender could assume you've taken an advance on a credit card and deposited those borrowed funds. The new debt balance wouldn't show up on a credit report for another month or so, and may affect your ability to repay the mortgage.
Also, borrowers with little or no money of their own are much more likely to default in the event problems arise. If the moneis have been truly gifted from a parent, the chances are reduced that the borrower will walk away from the property.
There are obviously very good reasons why this is required. While your parents may think their privacy is being violated, that simply is not true. Lenders have millions of loan files with tax returns and bank statements. This is "just another file".

I had this exact same issue, they wanted account numbers and my parents were not going to give that to them...We did a bill of sale and had it notorized on a computer system I had, also attached a comparible computer from dell to show it was worth what I sold it to them for.  Just my thoughts :)  Worked for me!

The only way for their account to not be involved would be if they gifted you the money in advance.  You would need to show the money in your account for a minimum of 60 days and in some cases the bank wants to see the money in there for longer.
