GA, go to Equity Escrow in Fullerton, 100 West Valencia Mesa Drive, across from St. Jude Hospital.  714-626-2095 or 626-2000.

They can get you going and provide the forms.  Attorneys are NOT required for CA, it's a pretty straightforward process.  Disclosures include but not limited to, visual inspeciton, Termite, Natural Hazard Zone, Title and a few more.  Nothing that you can't do yourself with some work and attention to detail.

Don't tell the other Agents on this site that I gave you this info....LOL

You need a contract and all required legal disclosures for CA if the property is located there. A real estate attorney can give the required documents that your buyers will need for escrow and a mortgage if they are getting one. Ask them how many hours it will take and what their hourly rate is. Most simple contracts are standard so I wouldn't think that you would need to pay for more than about 2-5 hours of time total. 

Some local agents will do the paperwork and provide disclosures for you for a flat fee. Many agents will agree do that if you are planning to handle all the inspections and other things yourself. Fees vary from agent to agent. If you have a buyer in your current renter, I would not agree to pay a percentage of the sale for paperwork, but would offer a flat negotiated fee instead. Do not let the agent talk to your renter before you sign an set agreement with them for doing the paperwork only or you may end up paying a commission on the sale when your buyer says that the agent you contacted is now their agent for the sale. I mention that because I have seen it happen.
