We're buying from a single home owner in Dublin, Ohio.  No special provisions but our lender is my credit union so I have no direct, in-person lender support.

In Arizona, we don't customarily use lawyers (although you can). We use a third party title company that represents neither the buyer or seller,the real estate agents represent the buyers and sellers. There are other states where it is common to use a lawyer.
