Well, I don't know what DOES affect it then, because after having a thorough market analysis done of actual, recent, true comp sales they are still way off (I have it priced a little high, but not by 100% as the Zestimate would indicate). By their own writeup and charts, almost 30% of the zestimates in Cleveland are off by more than 20%!

Zillow show last sale for your ADDRESS whether it was improved or not. The relatively low sale price does not affect your Zestimate. Read this.


My zestimate and my square footage are incorrect. The prior sale was for just the building lot.
