If you are still looking, I'd suggest Hunter's Creek would be a great choice.  It's been ranked one of the best small towns in the USA.  I just checked and there are 4 homes that fit your budget and size requirements.  Feel free to click on my picture and I'll send you the details.

zandy tre,

Take the opportunity to go to those communities, check out the schools, go at night talk to the people you see out in the neighborhood and get a feel for yourself what area you would be most interested in.  Another important step is to get pre-qualified and thereafter a pre-approval to move you closer to be a homeowner.

Going through the steps of pre-qualification IMHO would be the most important piece to the puzzle.  This will provide you what you are able to afford and thereafter you connect with a realtor of your choice to start looking in the areas that you can afford.

If you would like more information on pre-qualfication please reach out to me through my profile.

hi nathan and robert, the best neighborhood for us would be a very safe and quite neighborhood. we are from small town georgia (thats why we prefer quite and safe community) and got a really good job offer from Florida hospital celebration and thats why we moved. we have a 2 year old daughter. and we are renting for over a year now for $1,300 in a well gated secured neighborhood near Gaylord Palms at s international drive. next year it will increase to $1,400 and it wont be our best interest to sign the new lease. might as well put that money in some form of investment. so that being said my top priority would be Safe quite secured neighborhood, a suitable distance to work (right now i drive like 3 miles to work which is a great save on commute time and gas), single family home 4 beds 2+ baths within $220k-250k.

Hi Zandy,

You would be surprised at the kind of homes available in Davenport and south Clermont for a budget of $250k. All of the communities you mentioned are very good. However Winter Garden will be a longer commute than the others. You could look into homes in places like Highlands Reserve or Solana in Davenport. Some really nice homes and amenities for the whole family. If you would like some help I'm willing and able. Give me a call any time.

Do you have kids? What is most important to you... crime free, drive to work, close to shopping/grocery stores, sidewalk within a neighborhood, underground utilities, community center with pool/tennis etc??? Start with your 3 most important, and then also drive around the areas. The drive will give you the best sense of what you want. I do mortgages for a living, but I have been buying real estate for years (never seem to stay in one place too long). The driving of the neighborhoods/area always seems to do it for me.
