Need to find a buyer in 30 days

I have a listing in Briargate and the seller is going to rent it out again if it doesn't sell by the second week in June. I have diligently marketed the property and reduced the price $10,000. Any other suggestions to find a buyer in the next 30 days?

As much as I hate to say it, if you haven't sold, in this market, then the price is too high.  You should redo your market analysis and find out what similar homes have been selling for in the neighborhood, then sit down with your Seller and show him/her where the home should be priced in order to make the sale.

Additionally, if the price is right, then maybe the condition is lacking.  Maybe the Seller needs to spruce it up some.

There is no excuse for a home to not sell in our Seller's Market, unless there is an unrealistic Seller.  Best of luck!

That $10,000 that you just reduced the property by instead you should have listed it as the seller willing to pay $10,000 towards buyers closing cost. You will get more fish with better bait, so also trow in some incentive for Agent to bring their clients to your home...$500 Visa card be as creative as can be. Hold a lot more open houses and advertise in the MLS that there is a buyer's agent ''bonus'' with this listing therefore paying them more than the customary amount. Even if that bonus has to come out of your commision a little commision is better than nothing right....
