The best way to determine the current market value of your home is to contact an experienced Real Estate Agent. Appraisals are great but they do not always determine market value (what you could sell your home for today). Market Value is determined by carefully reviewing area comparables, condition of your current home and local competition. When choosing an agent interview a few and be sure to ask plenty of questions.

Bonnie, the cheapest way is to interview 3 real state agents and ask them to provide you comparable listings and more importantly sales within your market, that are similar to your house. You will want to review the sales price per square foot to get a ballpark idea of what your house is worth. With this said, there are seveeral contributing factors that ad value or dtract value from your house, such as condition, remodeling, external items such as a nearby electrical tower, busy road etc... A professional appraisal by a certified appraiser will cost approximatley $200-$400 and may be a worth while investment as these are very detailed. Pricing a house for sale is one of the most difficult tasks that Sellers express to the National Association of Realtors. Best of luck!

The best way to find out how much to sell your house for is to contact a Realtor in your area. Appraisals aren't a bad option, but your house will not always sell for the appraised value. I recommend talking with 2-3 experienced Realtors to get their opinion.

If you're extremely lucky an agent from your area that's familiar with your property will chime in. However as Sergio has posted, the best bet would be to get an appraisal from a professional lcensed/certified appraiser.
