Need to know what my house is worth that I am selling.

The house is about 1600 sq. ft., on 3 acres, hardwood floors on the 1st floor, new carpet on the 2nd floor, freshly painted, covered front porch, large back deck, woodburning fire place, detached single car garage, 1 and 1/2 baths, and paved driveway. It has cedar siding in a landscaped and partially wooded lot. The house is about 20 years old.

I would search for a local Realtor in your area on Zillow then read their past client reviews.  If that does not work for ya, I would be willing to help you find a quality Realtor in your area.

The best way to determine the current market value of your home is to contact an experienced Real Estate Agent. Appraisals are great but they do not always determine market value (what you could sell your home for today). Market Value is determined by carefully reviewing area comparables, condition of your current home and local competition. When choosing an agent interview a few and be sure to ask plenty of questions.

Bonnie, the cheapest way is to interview 3 real state agents and ask them to provide you comparable listings and more importantly sales within your market, that are similar to your house.  You will want to review the sales price per square foot to get a ballpark idea of what your house is worth.  With this said, there are seveeral contributing factors that ad value or dtract value from your house, such as condition, remodeling, external items such as a nearby electrical tower, busy road etc... A professional appraisal by a certified appraiser will cost approximatley $200-$400 and may be a worth while investment as these are very detailed.  Pricing a house for sale is one of the most difficult tasks that Sellers express to the National Association of Realtors.  Best of luck!

Bonnie,

The best way to find out how much to sell your house for is to contact a Realtor in your area.  Appraisals aren't a bad option, but your house will not always sell for the appraised value.  I recommend talking with 2-3 experienced Realtors to get their opinion.

If you're extremely lucky an agent from your area that's familiar with your property will chime in. However as Sergio has posted, the best bet would be to get an appraisal from a professional lcensed/certified appraiser.

BTW, if you were just looking for a zestimate from Zillow, click here, but in no way shape or form would I, or most anyone on this board recommend that you use it for your listing price unless it was verified by a few professionals.
