Per "yourratesheet" (lender???):
In his quote he called the product he offered a 30 year fixed jumbo and gave the rate and fees. When you pull up the details he is actually splitting this into two loans both being non jumbo and one being at a higher rate then quoted. I felt this was dishonest and misleading and even though he did give a good explanation in the notes this would hurt an honest competitor since most people would be inclined to contact the person that is falsely advertising a lower rate.

As you know, this product just launched today, Zillow does not allow us to add a second mortgage into the quote, therefore I made a note in the "notes" section, exactly as follows: "Hi, This is the first for 416K, the second would be for 84K at 7.5% payment of $587 to keep it under the conforming limits. (rates are not as good even for the new conforming limits)"
You would be paying a much higher interest rate if you went with just one jumbo loan, therefore I quoted you your best option.
I would appreciate it if you removed the negative feedback, I was not trying to be mis-leading at all.

I sympathize. I haven't signed up yet but I'm doing the due diligence for my company. I'm concerned about how Zillow will monitor the legitimacy (or lack thereof) of the rate/fee quotes. With this scenario you probably are up against some lowball bait-and-switch nonsense. So not only did you put in the time, but you got officially criticized because the guy didn't like your quote?
I think customers should only be able to rank you after the deal is closed (or rank it a 1 if the deal blows up and it is actually your fault). This platform seems great in theory but I think there will be some growing pains. I hope the unethical pack doesn't mess it up for the rest of us, so Zillow doesn't scrap the whole idea.

Thanks Drew... I appreciate it, is that why I couldn't respond to the feedback? It's a good system (in the works), the problem was that they thought I was lowballing it when I split it up between a 1st and a 2nd. If some guys out there giving out 5.75 with 1k in fees of a jumbo/super jumbo 30yr fixed, I think they should be given negative feedback.
That may need to be a fix (someone wanting a jumbo when it makes more sense doing a split) also, the lender paid PMI comes with a higher rate, we also cant change the loan program (jumbo, arm, etc.)

The spirit of the system is excellent. I don't know of anywhere else that a consumer can go and get an a mortgage quote without giving all of their contact info. Good or Bad quote - it really is helping the consumer understand what is currently available.

So according to Drew, while citing the code of conduct, atleast we can be assured not to receive faulty negative feedback based solely on attemting to use the system. That's a relief.
It may be a tough road to hoe, but Super Props to Zillow employees for being all over the boards today while bugs are worked out and members familiarize themselves with this feature.

Hey Drew I am hoping you can assist me as well. I was left neutral feedback from "roberthelfrick" that my "rate too high" without ever contacting me. Neutral is just as bad as negative in my book. As other lenders on this site can confirm I don't remember 5.5 - 5.75% being a high rate last week in NY as rates were repricing for the worse sevral times daily. If you could please remove the feedback I'd appreciate it.

Also if zillow can encourage a potential borrower to actually call the person who made the quote. I feel that if someone really needs the confidence to make the biggest purchase they will ever make, they really should start communication as soon as possible, you forget we "need trust on both sides of this transaction", not just on the borrower side, Sometimes these loan request are not that easy to communicate thru email like a request for a "100% first time buyer, purchase with not so great credit as she puts it in her email to me, "ZQ-HDHBMZT" the mortgage environment is changing everyday, and you need to be able to speak with people as these new developments come across our desks. We work with some of the most well known banks in the country and are constantly making changes in this declining market i think this goes unnoticed by the average borrower. Please look into this for me thanks, best regars to all.

If this is a duplicate request, I apologize. Trying to figure out the system. Could you please go in a remove a negative rating that I received. His name is "nathan lee" and I have had absolutely no contact with him via phone or e-mail. I have no idea who he is. He didn't say anything in the comment section, just gave me a negative. I really think that there is a lender(s) out there posing to be consumers. I appreciate any help you can give me. Thanks.

I'm also trying to understand how we can dispute a negative rating that is not justified. I have received 4 ratings- 2 from customers that I closed loans for and 2 from people I have never had contact with. On the 2 requests I have never had email or phone contact with the following remarks were included in their rating:
ZR-NHQPPKM: "Did not contact lender as of yet". 3.0/5.0
ZR-LKWCZVW: "Lender quick to respond but rate was higher than we asked for". 4.0/5.0
In the first quote, they admit to never having contacted us. Our quote is accurate and straight forward.
In the second quote, they acknowledge our promptness in supplying the quote and all we can do is quote the market for a 15 year loan as they requested. We can't make the rate what the customer wants. This is a fair and accurate quote as of that date. The borrower put in the comments that they had a 30 year at 5.5% rate currently. Are we to not respond with what is available when we quote the rate if it doesn't "beat" their current rate? It says nothing in the quote request that they only want to hear from lenders who can beat their current rate (even though this is a request for a 15 year rate and not the 30 they currently have). Again, we have never had any contact with this person (neither by email nor by phone).
Please remove these two negative ratings. I have been working very hard with over 400 quotes and it's very discouraging to have this negative feedback that is not justified.

I gave accurate and upfront rates, fees and closing costs for an jumbo loan of $ 600,000 @ 6.25 % without ever communicating with a potential borrower, I don't know how the borrower could give me a negative rating without ever contacting me. This really makes me look bad and is frustrating, please do justice and remove the rating. Thank you

Rate/review mindfully
You may rate any lender you've contacted through Zillow Mortgage Marketplace. However, your rating for a lender with whom you've closed a loan carries more weight because you experienced the full extent of the lender's service. So, please rate thoughtfully so that others can benefit from your feedback.

Zillow/Drew,
I was given a rating of 1 on July 7th by a person I quoted a rate to but never had contact with by phone or email. This person claimed that when we spoke I quoted her a higher rate than what was quoted on Zillow. The customer id #JM14RICE. I tried to contacting the coustomer with no response. Please remove this false rating. Thanks so much!

I do apologize but we cannot stop borrowers from posting rating/review to lenders. We do provide warnings to borrowers who are posting inappropriate ratings/reviews. If you received another rating/review that you want us to look into, you may flag it so that we can check the information.

Hey all! AND the Zillow team! Zillow has GOT to try and get other LO's off of here that are pretending to be clients- a lot of times, I have found that not only are they on there trying to damamge good LO's names by providing derogtory reviews, but they are ALSO going on there and pretending to be clients to provide themselve GOOD REVIEWS. Zillow HAS to find a way to stop this. David Ware at Regal Mortgage does both! He had employees go on and make personal accounts, ask for quotes, and then do a review just to get the status higher! Zillow, you need to try to find a way to time these quotes to review periods, or track the personal accounts of people. I know for a fact that you already yelled at this guy a few times for false reviews, yet he is still using Zillow, messing the rest of us up. This is a great site, and a few shady LO's shouldn't be able to give us derogatory remarks NOR give them selves good ones. Implementing a simple tracing process or verification should help, but ultimately, places like Regal Mortgage and shady Brokers like David Ware should NOT be given so many chances. His account was frozen once, and he whined and make up an excuse, and then it was put on hold AGAIN for having a family member of one of his LO's put up a rating as well and you busted him then to. I know because I was there.
when Zillow upholds a more strict policy and shuts down the shady LOs when they first find them, it will weed them out, leaving the honest ones on board.
