New Energy Audit Required for Austin, TX

Last night while I was watching the news, a story about the new Energy Audit came on. Like most home owners in Austin I had no idea that this law had passed. I had heard about it but did not know it had gone into effect. Well, it has not gone into effect yet. June first is the day it starts. If your home is on the market before June first you do not have to have the energy audit done. If your home is listed after that date it will be required to sell your home. The cost of the audit will run several hundred dollars depending on the size of your home. It is not clear yet how this will effect the sale of homes. Sellers maybe asked to update the home to pass the energy audit before the buyer will close the deal. We dont yet know how it will play. It will however add another step to the process. Neuhaus Realty Group will be glad to guide you through this process.
Most people agree that an energy efficient home is a good thing for the environment and your pocketbook. The real question is who is going to pay for the upgrades. The city does not require that anything be done to upgrade your home for sale except having the audit. This is just the first step toward more mandates from local government to green up the city. Good stuff Ed. I guess I'm glad we opted for being just scuzzy renters in SoCo. Just another thing to deal with as a homeowner. At our ages we just got tired of dealing with all the crap and bailed. 

For younger people home ownership is obviously the way to go, but after a year of renting, we would never go back to owning. :)

Yes. This is a good idea as it will keep the homes cheaper from an energy efficiency perspective. I went to Austin Energy's website and had Green Collar Operations come out. After the rebate the cost was basically nothing. Their main guy Rob is super nice. check out their website at www.greencollaroperations.com

I had a home energy audit done by choice and I think it was the right thing to do.  We used Green Footprint Solutions for our home energy audit.  They were listed on the Austin energy website. www.greenfootprintsolutions.com  
 Not only did they provide us with an audit, they also presented us with a Green Footprint Plan with recommendations for our home and then implemented the improvments for us.  They installed radiant barrier in our attic as well as added some type of green fiber insulation.  They also put solar screens on some of our windows.  I can already tell the differnce and am looking forward to lower utility bills this summer.  They also filed for the Austin energy rebates for us.  I will also be able to get some tax credits for the work done this year.  The inspectors name was Thomas and her was very helpful.  The team they sent out to do the work was also very professional.  I think this is all a good move for Austin.  People should do their part to improve their homes efficiency and not wait for it to be mandated.

I guess there are a lot of energy audit companies out there. I'm a real estate agent and had Green City Energy Audits www.greencityaustin.com come out to audit one of my properties. Andy was very nice and was very informative. I liked that he was not a contractor looking to make a sale but just an inspector. I don't have a problem with these new mandates but do wish they came when the market wasn't struggling so much. I know that the rest of the country will adopt such measures eventually anyway.  Good luck to all the other agents and homeowners out there!

Matt, I agree.  An inspector that is looking for problems is not the kind I want in my house.  I see problems everywhere that need to be fixed in every home I sell.  These other guys that try and sell you on fixing things so they can make more money is a scam.  I will call these Green City Energy Audit Guys.  Thanks for the link.

It is my understanding that n the City of Austin as of June 1, 2009 any house that 10 plus years old will have to have an Energy Audit. This audit isn't pass or fail but it does allow the future homeowner to see how the home might be made more energy efficient. Most of the Professional Home Inspectors in the Austin Texas area will or already have this capabilities. Before the title company can transfer ownership this audit must be in the file.

The point of the audits are to reduce consumption so the city owned utility doesn't have to build another power plant. The audits focus on low cost upgrades that are the most economically viable ways to reduce energy demand. The audits are a way to bring the rebates and home's inefficiencies to light as just having rebates didn't bring enough flies to the honey.
