New fees, changing fees and what Zillow expects of lenders ...

A week ago we introduced a new fee schedule for ZMM quotes. Some of those changes were not well received and for good reason. Thank you all for your feedback. I'm sorry it has taken me so long to comment on this but I wanted to pull together a solid response before I did. I've reviewed your advice with Zillow's mortgage product team and they are going to be making changes based on your suggestions. Here's the plan ...

1) To be clear, Zillow still requires that lenders submit accurate financing fees with their quotes. The section 800 fees must be accurate and complete on all loan quotes you submit. This is unchanged since ZMM launched. The code of conduct still applies and moderators will continue to enforce accuracy and honesty.

2) We still need your help identifying inaccurate quotes via flags but going forward, please only submit flags relating to the accuracy of the financing (section 800) fees.

3) Our goal was for APR's and quotes to be as comprehensive as possible but we went too far. Quotes will retain the 1100, 1200 and 1300 sections but those are now optional and we will be separating them from the financing fees. Again, this separate section of the quote form will be optional for lenders and won't impact the financing fees in the summary view. We will make it clear to both lenders and borrowers that it's optional. We're currently planning for these changes will be live by 11/20. I understand that there will be some confusion between now and then and apologize for that in advance.

4) I suspect that most lenders will revert to only submitting the section 800 fees. That's perfectly OK (as long as they're accurate.) That said, every one of these fees were requested by lenders at some point and so you are welcome to provide this additional info if you want to. Likewise, some of Zillow's API partners will populate these optional sections and others won't.

5) We are removing the credits section altogether.

6) The change to require lenders to indicate which loans are FHA quotes and to quote the mortgage insurance was well received - thank you. We certainly expect accuracy there and that this info will help Zillow moderators better investigate flagged quotes.

David - On the requests we quote FHA, do you still want us to show the FHA upfront MI premium? I've noticed some lenders today quoting FHA, entering the monthly MI, but leaving off the upfront MI.

7) There's a software bug in the search for loan requests that returns requests from neighboring states. It will be permanently fixed on 6/20 but there's a short-term solution ... just set the search radius to "none" and the problem will go away.

8) Another software bug is causing intermittent errors taht say something like "hud fee required." That bug will also be fixed by 11/20 and is getting the highest possible urgency.

I just chatted to the PM about VA loans again. For VA loans we believe we may need additional info from the borrower but we're still a bit fuzzy on what all you require to know that the borrower qualifies and to quote them accurately. What do you want us to ask VA borrowers on the loan request form?

David, as far as VA eligiblity goes, I've never come upon anyone asking for a VA loan that wasn't  military or couldn't qualify for it.  So the question as to how we know if the borrower qualifies is probably more or less a mute point. 

 

I think if you just ask if they are Eligible for VA that would be sufficient.  I'm sure more will chime in on it, but I think that is sufficient.

David, the ablity to show a credit needs to be retained.  It's very common for the YSP to cover some, all or more than the broker compensation, appraisal and wholesale lender fees.  I have been flagged for showing $0 fees prior to the ability to show a credit when the net lender fees were truly being completely paid out of the YSP.  Why would this important capability be taken away?

Bill- say that it will be credited at closing, but it is still a fee- actually, even more so as you are charging a higher rate, one would assume. Let's take a quick look at some of your quotes... ;)

Thank you for your thread and responses.  Quick question: for FHA loans will you require us to input the UFMIP in the designated field or is it okay to put it in the comment section, since it is not a 800 line lender fee.

For VA, are you eligible for VA loan is the question (lots of widows are eligible and aren't veterans). Also, have you used your eligibility before (that affects funding fee) and do you have any VA related disabilities (that makes them exempt from funding fee). That should do it.

I notice many lenders with 15 and 30 day quotes. While it's not impossible to close that quickly, many purchases (at least here in NJ) take 45 days, 60 days or more. Having been a broker previously, and now working for a bank and seeing the wholesale quotes, I know that some of the quotes are priced so tight that there may not be any real profit. Buyers though see a low rate now and assume that lender will have the best rate when they lock in 15 days from closing. Is there any way to even out this playing field by having lenders show 60 day quotes?

Poor choice NJ. I don't think I have EVER done a 60 day quote. Maybe once or twice a 45 day. Almost always a 30 day and I close on time easy.
