so this begs the question......"little down payment".......ok, but..........any savings to act as a cushion should you have unexpected expenses??

Or, put together an austerity budget and save like crazy.   If it is a dream you look forward to, it is worth doing.

Talk to several lenders and see what options they have for your scenario. There are several programs that offer no money down (USDA, FEDERAL VA and other local programs) and some with only 3% down. Your local lender can tell you which might work for you. Start with the bank you are currently banking with, then LOCAL lenders you can sit down with and review your scenario.
