No foot traffic at home for sale

http://www.zillow.com/homedetails/111-Woodlake-Dr-Goodview-VA-24095/84593796_zpid/ Our house is currently on the market and have not had any foot traffic. We have it priced to sell as it has lake access. We are not sure what we are doing wrong. We have it listed with an agent that is doing what she can. Please help.

Does your Realtor know about Realtors Property Resource? It is a free service for a Realtor to get market analysis of your market and your home based on upgrades to your property that another may not have. Again, it is free and available at myrpr dot com. Traffic often times is dependent on prices. If there is a house nearby that had a contract on it, then lost the contract, follow up with the agent who had the buyer and see if your house may be an option. Your Realtor has access to all of this data, and they are representing you on this transaction, and will be paid for it.

I agree that staging can help, so if the house has furnishings in it, look to make it easy for people to see a room with simple items inside, no mess, no clutter, make the rooms easy for people to vision with their items inside. Houzz dot com has some great ideas as does Pinterest dot com, places to get ideas on how to make your home more appealing to a buyer.

Beware of free estimates, you get what you pay for. The Realtor is being paid when the house sells, put them to work and get that house sold!

Best of luck to you,
Liz

I would zero in on the "priced to sell" part of your statement.  If your home were correctly priced to sell, you would have people looking at it.  I would recommend
1. Having your Realtor pull the sold comps for the past 3 months in your section of the lake.  Focus on specifics.  For instance: "lake access" is different from "lake front" which is different from "lake view".
2. Hire an appraiser.  They did down into the construction specifics and have access to databases that really delineate the correct sold comparables for your home.  Spending $500 to find out the market value of your home can be worth the expense if you are spending a couple thousand dollars a month holding cost while it is unsold.

Good Luck!

Stage, stage, stage!  Your house is lovely but you can't really see too much in terms of space when there is too much going on in the virtual tour photos (cords, toys on the floor, toiletries on the vanities, beds not properly made, stuff on the fridge, etc).  A dynamic virtual tour with proper lighting, professional photography using a wide angle lens, and properly staged rooms is absolutely crucial in this market. Also, realize that the interest rates have increased over the course of the last couple of months and that has softened the market some.  A price adjustment may be necessary to reflect that.
