Non-resident home buyer with <20% down payment

Hi, I am a first-time home buyer with an excellent score (>800) and 0 debt. Total income is about 65k. I am wondering if there is any loan with <15% downpay available and good rates that is available to F-1 or OPT alien status? Thanks.

Please check your email for a more detailed explanation but basically (in case others are interested) a work visa could be good for a much lower down payment if you've had it for 3 years+, but a student visa is not.

Non-resident means that we are foreign students studying or working in USA with F1 or OPT status. We have SSN , reliable income and long credit history with excellent credit score. We are buying the 1st home to live in for sure. Besides we may ask a greencard holder to cosign if it is helpful to put under 20% downpay. 10%-15% ideally. Thanks!

Hello.
Homepath mortgages are specific to Fannie Mae Foreclosures.

When you say non-resident, do you mean non-owner occupant. 
Also, you say you are a first time home buyer.  Just curious why you aren't buying your first home to live in?

Not at this time. 20% down is the minimum in my area. Even for private lenders.
