Non warrantable condo loan in Oregon

Is there anybody in Oregon that can finance a non warrantable condo? It's a 3 unit project, 2 of which are currently rented. All else seems to be in order with the HOA. I have 20% down, but have been turned away by a few banks and brokers now. Can anyone help?

Try Wells Fargo or maybe Flagstar. Plenty of lenders will finance with 20% down, but there are a lot of other criteria. I'm guessing that 2/3 of the units being rentals might be the problem, but this isn't my area of expertise.
