Often you will not see the sellers at closing. Sometimes the two parties sign documents on different days even. I wouldn't worry about writing a note, if you see them just smile, shake hands, and give them best wishes.

I agree with Rob that most sellers do not attend the closing, but a letter of thanks and appreciation would be a nice gesture.
I once had a buyer write a letter to the seller of a house they were absolutely in love with but was just barely out of their price range. The seller was moved by their letter and contacted them personally and ended up cutting their asking price to a price the buyers could afford because the owner felt satisfied passing on the house to a family starting up that would really love and appreciate it like they did.
I think a personal letter, even if there is no personal gain to be had out of it, is STILL a great idea and would be appreciated more than you may ever know, especially from the situation you have described. I always try to pay it forward, it is a great philosophy to live by. Best of luck, James

Here in PA, most of the time both buyers & sellers are at closing together. Every closing I have been to, both the buyers and sellers were present at the same time.

Not losing your humanity within a business deal is a different thing than doing business emotionally.
Although my hubby and I were willing to sell our place to the best offer, we were so glad that it came from a lovely woman who obviously fell in love with the place. At closing we brought a housewarming present for the her along with our congratulations. She was so moved we're still in touch.

I think a note to the sellers is a great idea! There is NEVER anything wrong with being kind and considerate. I'm guessing the sellers will appreciate it very much!

Note to Seller's at closing?
Hi All,
We are closing on our new home on monday. The current owners have lived in the home for 38 years, and due to declining health need to move. We understand that this is a difficult move for them and we wanted to write a note letting them know that we will care for and love the house. I'm afraid that the closing is going to be emotional and I may not be able to say anything to them, so I thought a short note might be a good idea. Do you guys think that this will make it worse for them? Or is it a good idea? Has anyone done this at a closing?
