How low is the score? Most banks want to see about 620 I think although I have heard of some on the boards that will go down to 580 with a higher down payment. A good lender could give you your options if you give them the specifics of your numbers/situation.

Consider a  mid score of 580 an absolute minimum, but a better target is >640.   A few lenders may consider 580, but it is not easy to find them.

I have yet to meet a lender who is willing to work with anyone who needs to work on their credit for any length of time (as in longer than 30 days). If anyone knows some please share, as I seem to run into a  lot of folks who need help. Until then, go to www.myfico.com and read and ask questions. Get your financial house in order, work on your credit, get some distance from the forclosure, and then somewhere down the line worry about buying a house again.

Hi Cindy, if your team of lenders is not willing to offer guidance and support for future buyers, is too sad. I am in NH so I do not know if it would be of any help, but my team has made many dreams come true simply by guiding the buyer in the right direction, until the credt improved.
