Officially Took the House off the Market

Well we officially took our house off of the market today. :(  I've had it - and its only been 2 months.  Everyone coming through who was interested basically needed to sell first.  Even had an offer, but we agreed that we weren't getting into any contract with someone who needed to sell first.  That and I am finding more and more, that the clients that realtors are bringing through are not preapproved.  After reading a couple of the threads here I started asking that question if they were 1st time buyers.  Why are they showing properties if they don't even know if the client can afford that price bracket?  Just seems like a waste of time.   

 

I am sad about it.  It means staying put indefinitely, but it is what it is.  DHs new work schedule is going to be a big adjustment for all of us. 

 

 About the only good thing that came out of it was that the appraisal we got on the house still came out 10% above the 2005 price.  Yes, I know gloomers - it just hasn't hit here yet.  We will see how that plays out.  So for the moment I am just sitting back with a glass of wine happy to be able to sleep in for an additional hour tomorrow - don't have to make the beds, wipe down the counters, pick up the aftermath in the kids room from the night before, etc.

I'm sorry Tj125tj.  We had to do the same the a few months ago after having had the house on the market for more than a year.  Luckily, we weren't one of the ones who have to sell.  I've now reconciled myself with staying in this house permanently.   At least, we have a fixed 30yr loan and are definitely sure that we can afford the payments.

I'm sorry too - we just pulled our house off last week.   We had already given up on the whole showroom perfect madness in the morning before work tho.   I'm hoping that at least I've been trained not to clutter.   Good luck.

The Seller side thinks I am a Doomer, I am not. I just like numbers, usually you can tell a lot from them. IF you really want to sell, do it now. Put up with all the pains and get it sold.

 

I just don't believe it will get any better for 10 years. Here is why (see chart), keep in mind there wasn't any reason for prices to rise this fast there except the ARMs. People can make any argument why is rose, but the fact is it was very consistent until the lower loan standards in 2001 made people believe they could stretch financially and not get hurt. Good Luck either way.

I hear you baywind - we are just staying put for the longrun.  For the amount we would end up potentially losing, it just isn't worth it if we don't have to go anywhere.  It's not a must sell situation.  We are in a good financial spot right now.  I wouldn't want to blow that.  It stinks, but a lot of my family is near here, so that makes it a little easier to swallow.

I like that area, I traveled there quite a bit. I had family in Toms River. Keep in mind that if you are stable and can get a new mortgage you might be able to sell and not lose a lot. If you sell low and buy low you break even. Just a thought.
