Statistically only 5% of the homes sold are due to an open house. Any more, do virtual tours online instead! They are still good to try find buyers sometimes, but not to physically sell homes (except in new construction).

Well I never used them to sell houses. that is kinda a dead thing. But two years ago I met several buyers and a seller this way. this last year i only found one buyer. I would stop open houses all together except for two reasons. 1. Sellers think you are nuts if you don't hold an open house every other week. 2. the company I am with would ditch me if I stopped all together.

The only reason for open houses (except for Realtors that are looking for "contacts"...) is to meet some of the neighbors, and possibly one of the neighbors may know of someone looking.
Why would someone want to hassle with the seller's Realtor and hear some sales pitch or other marketing talking points when they can have their Realtor show them the house at their own convenience without anyone else in the way?
Open houses are for "lookie lous" to get "ideas" for other purposes.
But some will come for the "free food". Only most of those are not looking to buy, and are not qualified to buy.

Well I have to change my tune now. I just did two opens today and had 19 groups come through. of those I got 12 contacts and one might write an offer on Monday. I had to do a bit more foot work to get the people out. but they came by the droves. I think that is more people then I got all last year for all my opens combined. I think the market might be heating up in Watertown WI. or at least I hope it is.

sounds like the property is over priced.. if too high why would a buyer come out to see the property... a good price will still command the attention of the buyers... price is always key...

No it is not the price. All last year for all my open hoses I had 16 groups Come through, and that was with all different homes and different prices. one of the two I had this last week was way over priced but it was on a main road. and with the proper ads and signs I got 13 groups through that one in 2 hours. everyone said the home was not worth the asking price but they still came.

I find inviting neighbors for an exclusive preview of the home maybe an hour before open to the public gets more neighbors out than usual. I have walked the entire neighborhood within a 3-4 block radius to invite neighbors and introduce myself. For those that come out, give a great show...maybe post a sign "welcome neighbors of..."
