Open House

Hitting the market two weeks ago in the Nashville area really hurt. If you can, it might be a good idea to withdraw the home for a while and give the area some time to recover or at least not be so fresh in people's minds. Like any disaster area, even if you are not physically affected, you are still affected..

The BEST open houses are 'events'. Make it something that entertains the people who come to see your home. Make sure they have a chance to experience how the house 'lives'. Don't just open the doors and let people walk through. Some examples: have a great kitchen - a wine and food pairing where a chef demo's the food prep. A great family home - have an ice cream sundae station for kids to build their own. Wonderful yard on a golf course? Golf lessons - borrow the local pro for a clinic. Make sure to start advertising NOW - flyers outside the house, at the local YMCA, online listserves and an actual evite or online invitation to all your friends and family, as well as the local Realtors who's signs you see in other people's yards.

If you're going to go to the trouble of opening your home, you'd also better make sure it's ready to sell. STAGE, STAGE, STAGE. Get rid of personal items/photos/clutter. Organize cabinets and closets, nothing on closet floors, clean every surface, neutralize polarizing colors.

Hope this helps. I know it sounds like a lot of work. Good open houses always are. This is your one chance. Make it count.
