Our house's "Z-estimate" well below other smaller houses in the neighborhood. Why

Our house (for sale) is 6217 Greenblade Garth Columbia is valued well below other homes in the neighborhood. On what basis is this done. I would like a phone number of a person with whom I can speak about this. I believe the finished square footage of our home is underestimated by at least 600 square feet.  Can I change this myself?

If the square footage of your home is incorrect, Zillow is picking up the data from your local city or county database.   But, if you claim your home you can change the figures for square footage.  The changes will result in a revision of a Zestimate in the next few weeks.

The truth is Zillow uses an algorithm to come up with vales, it's all math and numbers based on the data they have in there system in your location. It is not a true assessment of what your home is worth. Also several agents opt-out in allowing their listings to be used as a comparable so the data is not complete. Lastly the application of zillow uses geo-coding (as do all the other valuation applications) and they are far from 100% accurate. For you best results get a local agent in your area and have them do a CMA or a Broker Price Opinion. That will be the closest thing to an actual appraisal. What Zillo delivers is called a property Valuation. It is what it is

Unfortunately, Zestimates in our area have very little bearing on true value. After finding out that a house near me's Zestimate was $971,000 (meanwhile, it SOLD for $2.3 Million), I asked more questions of Zillow. It is based on when you bought it (which has no bearing on actual value) and what your taxes are (which, depending on when you bought it, could be very off in either direction).
Please know that there are disclaimers all over the site stating to use a real estate professional to find out true value. Your appraiser or agent will know your home's true worth, as they will have the CORRECT information about your home and correct area data as well, and can share that information with buyers.
Also, there is no way to contact anyone at Zillow besides the internet.
