Our house is being compared to homes which are NO WAY comparable. No AC, 1 bath, old, etc. Why?

I'm in line with most the other comments. Get a good realtor or two to do a market for you. They should be familiar with the area. Don't worry about what any online service shows its value at. If a buyer is looking at homes in a certain price range they can tell whether or not your home is priced fairly or not.

After compare your home to the comps which have 1.5 bathrooms to 2.5 bathrooms then your home valuue is about $220K. which is not too far fom Zestimate, as others said, if you want to sell your house then hire a local realtor (for free) or an appraiser (with a fee) to do the Comparative Market Analysis to get better result.

Agree with the previous comments.  The Zillow tool is merely a very, very basic starting point.  I've rarely seen it come within 10% of the true value.

If you really want to know your home's true value, find a local agent, send them an email, and ask them to do a CMA for you.  Be honest about your intentions and let them know you are only curious about the market value.

They should be able to give you a good idea without even seeing the property.  If you want to take it a step further, get a second or third opinion.

What can you do?   Once you've claimed your home on Zillow, you can hand select comps.    Manual selection tends to do a better job than computer selection, and who knows the neighborhood better than you.   You'll find instructions in the ZIllow FAQs.

To be brutally honest, because Zillow is a very flawed system.  In theory, it's great. Gather all the local real estate sales information and provide a quick, easy portal for information to be shared.  But in reality, as you've witnessed first hand, the computer based model can't think logically (even though things like # of beds/baths, ac/no ac should be easy to distinguish. The best thing that I can tell you is that Realtors don't pay any attention to what Zillow has a house value estimated at.
