Our taxes are wrong, same model on another st. Zestimate $20,000 more but smaller. Pls. chk.

We have the 3 car garage, 350sf more, larger lot and prop taxes are $1100, not what you have listed.  You gave the smaller house a $20,000 Zestimate more than ours.
3061 Allendale Dr Indian Land, SC vs 4330 Haddington Dr Indian Land, SC.  Same development, same builder, same yr built.  How can ours be worth that much less.

Bottom line, the Zestimate for the LARGER house and LARGER property is $25.9k  MORE than the smaller house and smaller property.

You are simply being deceived by an agent that has provided a duplicate record intended to deceive people into paying more.  That is simply what "Realtors" do.

Besides, no one cares what they are estimated at, since no one is looking at those home details pages.

If the owner of the property for sale gets what they are asking, the estimates will go up anyway.  That is the way the modeling works; it is dependent on recent sales in the same county.

The bottom line is that Zillow has given a much higher dollar value to a home that is smaller by square footage, one garage smaller, smaller lot and is the same model...a $20,000 difference.

Indian Land is part of Ft.Mill, SC but located in Lancaster County.  Indian Land has its own schools.  The property tax is dropped when a homeowner resides in the home.  If you rent the home, the tax stays at the original assessment.

We are a fairly new development, but still not on GPS systems.  Nothing we can do about it.

well, clearly there is a discrepancy on lot size and possibly square footage....  An owner or agent should correct such discrepancies if they have claimed the home details page..., but if the county records show one value, and there was an addition without permit, that should actually lower the value instead of raising it.

Allendale, public records:
2043 sq ft, 1 acre lot

Allendale, agent provided:
2172 sq ft, 0.2 acre lot

Haddington, public records:
2316 sq ft, 1 acre lot
agent provided:
2422 sq ft, 0.34 acre lot

Apparently, the 1 acres was prior to the subdivision for the development construction.

In any case, the larger lot and larger house is being estimated by Zillow higher than the smaller one, except for the one that cannot extrapolate properly since the agent provided home details page is missing critical estimating information.  Different estimating models are used for each possibility of missing information.

By the way, both only have the property taxes posted up to 2010, leaving out both the 2011 and 2012 taxes.  Eventually the data collection company for the area might provide the newer data to Zillow for the area.

4330 Haddington Dr, Fort Mill, SC , sold 7/7/08 $239.6k, estimated $201.7k, range $99k-$333k.

3061 Allendale Dr, Fort Mill, SC , sold 8/27/08 $232.3k, estimated $175.8k, range $79k-$248k.

The difference seems to be in the amount paid, and the almost 2 months difference in when they were purchased.

Since it was only posted on Zillow 6 days ago, the estimating method has not fully adjusted for the data provided yet... it is intentionally phased in over a 2 month period.

See the FAQ: "what is a Zestimate".

By the way, I can't locate Haddington Dr in "indian land" even with Google Maps.  I guess I was supposed to put in Fort Mill instead?
