grr....i wasn't paying attention and didn't notice how old this was until after I answered.  leaving my answer below.  time to call it a day for zillow!

county records are you best resource for sales information.  for listing information you can still search the public MLS, zillow and other such sites.  but keep in mind- land values aren't a straight across thing.  a large acreage will sell at a per acre price, smaller acreages setup for building will go for big prices .   you have to really look at your data and the land, it's possible uses and put some thought into it - which you can do yourself.  and you can get an agent to assist.

The fact that you don't know where to get comps , indicates that using an agent wuill be very benenficial to you.

Not using an agent just doesn't make sense, the seller pays the commission that was negociated when the selling agent listed the property.  Even if you approched the seller directly they would still have to pay the commission in the vast majority os cases. So your not going to save anything by going it alone.

You might be able to call a few Appraisal companies and get them to give you some comps? Hope this helps...

Not using an agent; Baltimore County, go on  Real Estate web site as Zillow and run the comps using the areas and the locations that are the in the area of the subject property. What is the intent use of the lot/property and the zoning. Then factor in the lot size, road acess, traffic in front and what is on the market now and what has sold in the last 3 months. Well ? Septic ? What borders the lot ? this all makes a difference.

I would search for land comps the same way I find home comps--through MRIS. Finding comps in general is tricky in Northern Baltimore County because we are more rural then for example Hunt Valley or Timonium.
