Owner's Zestimate way off?

I am trying to sell my house for $469,900.  When I do the Owner's Zestimate, it shoots to a crazy high number.  What is wrong?

Home Facts 110,495
Comp Selection 420,935
Estimate Total $910,430 Value Range: $682,000 - $961,000

The best way to get a good list price for your home is to have a Realtor visit your home and prepare a market analysis.  Most Realtors will do so at no cost or obligation to you.

Although there are many advantages of Zillow, when it comes to determing market price, a human with experience will beat a computer every time.

Zillow is useful for statistics on a high-level -- such as statewide.  To establish a true value, your home needs to be evaluated against three comparable properties in your area.  That is the method appraisers use and is ultimately much more reliable.  I wouldn't use the valuation here to set your sales price.  Thanks, Paul

It's not completely reliable to use various websites to determine a value for your home.  So many factors are taken into consideration; recently sold homes in your area (last 3-6 months), comparable square footage, lot size and condition, etc.  It's a process that only an experienced Realtor who has performed comparables can accurately assess. 

You should feel comfortable calling a local Realtor and requesting their assistance.  Of course they will want to ultimately list your home, however real estate transactions are ones that involve considerable money and time and is worth you obtaining a solid and reliable value.

Zillow is off on their estimates and to get a true and reliable comparison and price you should have a Realtor complete a free full market analysis which should detail your homes value and how they reached that price.

Zillow admits that their zestimates for the Twin Cities are often 15-20% off.  That said, yours is WAY off. 

I wouldn't worry about it too much as Realtors, buyers and sellers really don't rely on Zillow to set the true market value of a home.
