PICTURES ARE SO IMPORTANT

a) Take pictures in natural daylight if possible, its great if it is really sunny outside. b) Use always wide angle lens. if you don't have a fixed wide angle lens you can always buy it from Ebay or Amazon for about $20-$30. You will be surprised to see how the quality of pictures taken by your 5 years old digital camera will look entirely different with a wide angle lens. Try to use not more than 10 megapixels because the higher the megapixels it takes longer to upload in different sites. c) Take same shot more than one time if you are not satisfied when you look at your mini LCD camera screen, you can always delete it later when you look at your bigger computer screen. d) Try to watermark your picture if possible, possibly with your name and tel# or website name, its another FREE marketing tool. You never know after you post so many different sites takes feed from that one particular site you are posting. 

Please note that that most of the MLS won't allow you to add watermark the pictures as because they use their own watermark. But perhaps you can think about adding watermark to listings when you post to other sites like Zillow, trulia, Hotpads etc. Because they send feeds to so many different sites where people can see your contact details or website name.

Even 10 mega pixels is too much.  You should never need more than 2 mega pixels (1200 x 1600).  Many people set their screen resolution to 1024 pixels wide, so even 800 pixels wide is more than enough.  Besides, most sites limit the display resolution of the photos to only about 400 pixels wide.

The MOST IMPORTANT thing to do when loading the photos is to save as a jpg and do your own compression and sizing, or sites like this will compress it for you automatically on conversion causing abortions at any sharp edges.  You want minimal compression and minimal smoothing.

If you do it right, your photos should look about like this:


That image before scaling for display on this site is 778 x 1024 pixels.  It is displaying as 422 x 622 pixels.  (That is about 1/4 MB, and with the compression, quite a bit smaller file size).

I wish more realtors would focus on taking good pictures.  What really gets me is when there is a picture with snow and I am viewing it when it is on the market 6 months later in the summer.  Update your pictures!
