PROFESSIONAL'S PLEASE HELP ON THIS TOPIC

i seen a home listed on here for $95.900 in peoria az other home values around are at a little more. There are a few minor things wrong like no fridge no burner for stove no clost door cieling fan gone and need new toilet an tile piece around tiolet it is a freddie mac  home this is my first time buying (if i do) and im just curios to no if offering lower like 90 or less would fly!

An offer is an offer, if it won't fly, they will make you a counter offer.  Don't listen to the self promoting real estate agents that try to complicate things.  You are already on a great site for "comps" no need to talk to an agent about that.  Zillow can show you all of the recent purchase prices of lots of comparable homes nearby.  If you feel comfortable doing it yourself, have at it.  I purchased my first (and current home) without any agents and things worked out great.  It would be a good idea to have an inspector or at least someone you trust look at the home before you buy, just in case there are some serious foundation, or termite problems.

No one knows your situation and what you can afford better than yourself. Make your own decision, remember you realtor gets paid when you BUY not when you decide not to BUY. Look at comparables around. usually the realtors will try to play games and tell you that they are making higher offers. Beware of people making comissions. I am getting a realtors license just so I dont have to deal with the fraud out there.

Are you working with a Realtor?  I strongly suggest you find a Realtor to represent your interests, especially if this is your first time buying a home. 

Where are you getting your "comps" - the comparable prices showing you a higher value?  Is that a reliable source for values?  The Realtor will be able to prepare a CMA, a Comparative Market Analysis to let you know whether the asking price is too high or if you're getting a great bargain.

Are you paying with cash or are you going to finance your purchase?  If you are financing, have you been pre-approved for your loan, yet?  If not, find a local lender who you can sit down with & get to know - it's important to feel comfortable with your lender.
