A paid subscription service "redloc" publishes the actual notice of default, auction, and reo notices. I found it to be the most accurate.

We have subscribed to ILFLS.com for a number of years and find it to be a useful resource. The information these listing services collect are public record. You are paying for the convenience of having someone else do the legwork to collect all the information in one place. While most foreclosed (REO) properties typically end up being listed in the MLS, many pre-foreclosure properties are not initially MLS listed.
Aside from detailed info regarding liens etc, records can be downloaded as excel spreadsheets.
ILFLS is updated daily with pre-foreclosure, auction and REO information. For an additional fee they also provide information on probates.
There are many other paid foreclosure listing services around. Most offer a free trial period if you want to try them out.

You do not have to pay for foreclosure sites. All foreclosures are in MLS right now and any real estate agent has access to them (even though not all agents want to deal with foreclosures - I know many clients told me their previous agent did not want to show them foreclosure properties). We do not know how often those web sites are updated and there was a lot of outdated information on them. I've personally tested some sites myself, before I bought my first investment property. It is really frustrating to drive long time to the house to find out that somebody else already bought it! Let me know what you are looking for, and I will set you up for auto updates for foreclosures directly from MLS database.

Most of the data I've found on sites like these isn't as up to date as it needs to be. With that being said, when the information is accurate it is unbelievably helpful. If you can get by the frustrations and realize the true value in this information, I would recommend it. The reason I do is because time is money and this is a big time saver in the long run.

I started using it about 2 months ago and I think it's worth it especially if you work with short sales. You get pretty accurate data on liens and I think it is pretty good prospecting tool for short sale as you get info on NODs
